NHA Overview and FAQs

The Needham Housing Authority administers a total of 439 housing units, including 123 vouchers.. You may click HERE to learn more about each of them. Below are some frequently asked questions regarding subsidized housing programs:
WHAT IS STATE-FUNDED HOUSING ?
State housing was built with funds received from the Commonwealth of Massachusetts and originally bonds issued by local housing authorities. Ongoing funding is received by The Needham Housing Authority from the Department of Housing and Community Development and tenant rents. The NHA follows the statutes (M.G.L. Ch.121b) and regulations established by the State Legislature and the Department of Housing and Community Development. WHO IS ELIGIBLE FOR SUBSIDIZED HOUSING ?Families and anyone who is elderly and or disabled and meets the income requirements, may apply for NHA Federal Housing programs, the state housing program in Needham is available for eligible seniors and disabled persons. State-funded and federally funded housing program rental assignments have waitlists for applicants to apply for. ELIGIBLE INCOME REQUIREMENTS Gross income by household size, includes income from assets. 1 person 2 person 3 person 4 person 5 person 6 person 7 person 8 person $67,400 $77,000 $86,650 $96,250 $103,950 $111,650 $119,350 $127,050 WHAT IS FEDERAL HOUSING ?Federal housing was built with and is partially maintained by funds received from the Federal Government. The Needham Housing Authority follows the rules and regulations established by the Congress and the Department of Housing and Urban Development. WHO IS ELIGIBLE FOR FEDERAL HOUSING ?For the Federal housing program families or anyone who is 62 and elderly/disabled, meets the income requirements may apply. FEDERAL WAITLIST OPENThe Family Federal Waitlist is currently open for our 2, 3 and 4 bedroom units .and we are also accepting applications for our 1 bedroom State and Federal Elderly and Disabled waitlist.
HOUSING CHOICE VOUCHERSThe Needham Housing Authority administers the Housing Choice Voucher program in Needham. This program is designed to assist families and elderly persons by providing rental assistance to tenants of privately owned rental units. Program participants usually pay no more than 30% of their adjusted monthly income toward rent and utilities. The Housing Authority then pays a Housing Assistance Payment (HAP) to the landlord for the difference between the tenant’s payment and the HUD determined Fair Market Rent. The Needham Housing Authority administers 123 Housing Choice Vouchers(HCV), including 12 Project Based Vouchers, located at High Rock Homes.
